MANAGERS REPORT Due to a very healthy
hurricane month, things really did not go as planned for us
during our September maintenance weeks. This is actually our
second year with two consecutive weeks of maintenance.
Unfortunately, week 35 was completely rained-out. We were
only able to work inside the units with most of our planned
work scheduled for outside. During week 36, however, we had
a couple days of bright sunshine, so we quickly resealed the
driveway before the clouds started to gather again! We were
also able to resurface the front entrance with new asphalt
as this area had been damaged by the fallen ficus tree near
unit 1 in a previous storm; as well, heavy trucks and
casuarina tree roots over time have uplifted the surface.
Additionally, we put a speed bump by the security arm, so
watch out you speedsters!
The roofers were
unable to stay on schedule to complete the roofs for units
11-15 due to the bad weather during maintenance weeks.
Therefore, they had to continue work through weeks 37 and
38. Luckily for us, there were mostly ‘owners’ at the resort
during this time, and I thank all of them for their patience
and understanding during this disturbance. We had hoped to
redo the Clubhouse roof but will now wait until 2009
maintenance weeks.
Having extra time on
our hands to work in the units, we were able to touch-up and
paint all of them as well as change plumbing fixtures where
needed. Several units were re-carpeted and a cleaning
company shampooed and deodorized the remainder. All of the
units now have a closet organizer installed in the master
bedroom, and I must say they look very neat and attractive.
The last of the master bedroom windows were tinted and
fitted with mini blinds; now you late sleepers can enjoy
your beauty sleep in the mornings in a nice dark room!
Future projects
include making each unit walkway wheel chair accessible, and
we hope to do this during normal working hours even with the
resort open. And our non-smoking units have been a great
success and generally received well by all; we only had one
incident with a smoky unit, and it was the guest of an
owner!
All in all, we
continue to have positive feedback from owners and guests
alike on the presentation and maintenance of our units. Of
course, this only reinforces our efforts to ensure that
Westwind Club remains #1 on the Cable Beach Riviera!
PRESIDENTS LETTER
The September Board
of Directors meeting as well as scheduled work during
maintenance weeks was altered considerably by the forecast
weather. Gustoff,
Hanna and Ike all took their toll.
Steve saw what was happening and started roofing unit
11/12 during the week preceding club shut down and was
barely able to complete it by the end of maintenance weeks.
We apologize to any owners whose vacation was
affected by this work activity but, as you all know, two
weeks of down time is a short period for some of the major
repairs needed at the club.
There are some roof problems in the office, at the
clubhouse and unit 14/15 that will need to be addressed.
If temporary repairs can be made so replacement can
be scheduled for next year, this will be done.
If not, Steve has been directed to proceed while in
operation taking care to limit the affect on people’s
vacation as much as possible.
We hope that all owners and guests will be tolerant
if this is necessary to avoid damage to the club from leaks.
We were able to cover
the total Agenda with a great deal of time being spent on
the cost of electricity and the budget which, I’m sure, will
be covered by others in this newsletter.
I was fortunate
enough to spend a few weeks prior to maintenance weeks
vacationing at the club with two of my grandsons.
We were blessed with good weather and great fun.
It gave me a good opportunity to evaluate Westwind
and visit with other owners to get their comments.
The results of all this was a conclusion that we have
a great club, a wonderful place for all ages to enjoy, and
continuity with our staff that cannot be matched by any
other facility in the Bahamas.
My Grandson’s parting comment “Can we come again next
year” says it all.
TREASURES
REPORT
This report will be shorter than the usual treasurer’s report as
you all will have received the 2009 billing and a
comprehensive letter about this year’s budget. The fact that
world economic conditions have been so wide spread has meant
that costs in the Bahamas have risen dramatically as well. I
would like to say that the financial condition of our Club
is on a sound footing, and it is

Click

more about purchasing a unit / week at Westwind 1. In an
effort to identify even more potential owners I have asked
your editor to be sure all of our current owners have access
to the same Sales Sheet.
We are all aware of all the qualities of Westwind 1
and of the great value purchasing a unit can be.
But are we all aware that the only sales tools we
have used over the years are the web site and the
newsletter. With
real estate sales hitting new lows in the states each month,
your Club has been able to continue with a fairly good sales
year for owners re-sales.
I hope that by enclosing this Sales Sheet some of our
owners might help us by passing it on to someone they might
think has an interest in becoming part of the Westwind 1
family.
DINING OUT

Athena Café
On the second floor at Garnet Avenue and
E. Bay Street in downtown Nassau
If you relish Greek food and are looking for an
authentically Greek atmosphere, then by all means, dine at
the Athena Café in downtown Nassau the next time you visit
Westwind. The
food and the family wait staff including the papa who will
most certainly convince you to try the fresh fish - which he
will parade around the restaurant on a tray - are a treat
and the food is delicious and well prepared.
Start off your dining experience with a serving of the
grilled octopus and a delectable plate of oil-grilled,
seasoned pita bread. Although I have had this dish in many
Greek restaurants over the years, this one is the best!
Other appetizers include a wonderful Greek salad, freshly
prepared hummus, bab ghanoush and tatziki, as well as
olives, dolmades and more – ask for a mixed plate of these
tasty Greek favorites to satisfy everyone at your table.
For your main course,
the lamb or chicken gyros are lightly toasted and loaded
with fresh ingredients and come accompanied with a side of
crispy fries – enough to share. Two Greek standbys, the
moussaka and pastitsio, are flavorful and satisfying as is
the grilled, whole fresh fish. Finish off your meal with a
satisfyingly sweet morsel – the homemade baklava – along
with an espresso and, of course, shot of Ouzo – OPAH!!
So, don’t miss this gem – a short and inexpensive bus ride
to town, on your next visit. You won’t be disappointed – we
have never been!
WE
NEED YOUR HELP
We as owners do have some responsibilities at our home away
from home. Here are a few suggestions that will help us save money.
1.
Keep in mind that when the A.C. is turned on, keep all
windows and doors closed.
This will help
save electricity and prevent the A.C. evaporator from icing up.
It will also save the A.C. units from over heating. Another
way to save expensive electricity is not to run the units below 72F.
2. The property is well
lit at nights. Please
turn off the lights when you
leave your unit.
3. We have ordered new
umbrellas ( See
Stephen’s report) for each unit. It is important
to keep them in a down position when not in use to prevent
them from being damaged by sudden gusts of wind.
4. Review the Westwind
Club rules and regulations
in your unit Information Book.
Please note that the last page is a maintenance page.
Fill out the form if your unit needs some attention, and
bring it to the office. This is the best way to help Steve and his
staff maintain the units
in top condition
FROM THE FRONT DESK
It’s becoming extremely difficult to keep the unit carpets
“Hotel Clean”.
The black top from the drive way travels on our bare feet
into the unit and onto the carpet!
Please wear footwear (sandals/flip flops) to and from the
clubhouse and drop them off at the front door of your unit.
Please follow our rules which forbid defacing the building or
hanging items on the building.
Screw hooks and nails used for festive Holiday decorations
could compromise our efforts to keep the buildings termite
free. Each hole in the
fascia board presents an opportunity for an entrance to the wood
being protected. We all want to celebrate our Holidays but we need the support of all
owners in following
this rule. Also do not
hang clothing items on the building.
Another housekeeping issue is the extreme soiling of our towels and
face clothes.
Please use the Kleenex provided in each unit to remove make-up—–the
biggest culprit!
With your help we will need to throw away less laundry
A
suggestion was made by an owner at the last AGM that some sort of
identification be provided for guests when they leave the Westwind
Property. Lauren, Steve, and Jim Robinson have looked into this and
did not find anything that was practical and affordable. We suggest
that owners carry one of our business cards when then are away from
Westwind if they want
identification to our resort.
We have mounted an Emergency Cabinet in the hallway
closet door, beside the office. It is available for use 24/7.
In addition to medical first aid supplies it contains our
Defibrillator.
FYI
Financial woes have
curtailed the BAHA MAR project on Cable Beach.
The most significant noticeable change is the cessation of
operations for Nassau Beach Hotel and Johnny Canoes
